What is Included in Our Plans?

COVERSHEET

This describes the general scope of the project and contains the standard, minimum specifications.

 

GENERAL FLOOR PLAN

Shows the general layout of the project.

 

FLOORING, CEILING & ATTIC PLAN

Shows the flooring layout, ceiling materials used, placement of walking platforms and placement of equipment in the attic

 

EXTERIOR ELEVATIONS

Shows the front, rear and sides of the house including exterior finish materials and details.

 

3D ELEVATIONS

Shows the exterior of the house in 3D for improved perspective and understanding of the structure

 

INTERIOR ELEVATIONS

Shows the interior elevations; primarily kitchen, bathrooms and other places that have cabinetry or other details such as fireplaces and showers

 

3D INTERIORS

Shows the interior of the home in 3D for greater perspective and understanding of the space.

 

ELECTRICAL PLAN

Shows the suggested locations for fixtures and outlets.

 

MECHANICAL & PLUMBING PLAN

Shows a general layout for the HVAC and Plumbing systems. Ultimately, the HVAC design will be developed by the Mechanical contractor and determined by the home's geographical location. Likewise, the plumbing design is actual plumbing design is will included HVAC and Plumbing drawings.

 

STRUCTURAL COVERSHEET

Contains general notes concerning the structural design. Structural wall sections and eve details are referenced in this section but illustrated on separate pages not shown here.

 

FOUNDATION PLAN

Shows the structural foundation plan and references details found on a separate detail page not shown here.

 

WALL FRAMING PLAN

Shows the placement of walls, windows, doors and all dimensions for each level of the house.

 

CEILING FRAMING PLAN

Provides a bird's eye view of the ceiling joist layout or floor joist layout were applicable.

 

ROOF FRAMING PLAN

Provides a bird's eye view of the roofs ridges, hips and valleys along with their slopes and supporting rafters.

 

Building Code

All plans are developed to meet or exceed the International Building Code (IRC) as of 2021. These plans are designed and developed for actual use by our construction company and are widely sufficient for permitting in most locations throughout the country. However, due to the wide range of adopted requirements throughout various states and municipalities, it is possible that the plans may not have ALL of the information required by your local building department. If this is the case, we can usually modify the drawings after your purchase, OR you can hire a local design professional or engineer as may be necessary to adjust these drawings at your locality for a small fee. Some examples of where an engineer may be required are high risk locations near coastal areas and earthquake prone areas.
